Lessors Risk Guard Insurance is a specialty brand of Wexford Insurance, LLC, an independent agency in Greenwood, Indiana. We write one thing: coverage for owners who lease commercial property to tenants.
Why a brand for one class
Lessors risk is its own product, and it fails in its own way. The owner does not operate the business that occupies the building, so the exposures that matter are not the tenant’s — they are the structure, the rent stream it produces, and the liability that stays with the owner no matter what the lease says. A generalist quote tends to treat the building as the whole risk. It is not: the rent roll is the other half, and the two stop paying on different timelines.
Running the class under its own brand means the submissions arrive with the right information, the markets that write it see the accounts they want, and the coverage conversation starts at the lease rather than at the replacement cost.
What we do not write
Apartments and multifamily. That is a genuinely different product with a different regulatory surface, and it belongs to our sister brand, Apartment Guard Insurance . If the building is residential, that is the right place to start. A mixed-use building with commercial ground-floor and residential above is a conversation worth having with us — the habitational component changes carrier appetite, and it is exactly the sort of thing that gets a submission declined for the wrong reason.
